What are the risks you might ask? Plenty. The largest is not knowing what you don't know. That's a huge blindspot.
- Who are the really good subcontractors to use?
- More importantly, which ones should you avoid?
- Where do you source materials or do you just let the subs mark em up?
- How do you know the job was done correctly and what are the pitfalls to look out for?
Even if you feel comforable with all of these quesitons, you need to be prepared to spend an enourmous amount of time on the project. We spend 25-30 hours per week just scheduling and sourcing labor and materials.
And what about the warranty? Are you ready to settle a dispute between the plumber and the plaster guys? Something will go wrong. It's not an "if", it's a "when".
